When To Replace Your Roof?

One of the biggest questions people ask related to roof replacements is “when do I need to replace my roof?” In reality, there’s no set answer to this.

Most roofs should last at least 30 years, whereas those built in the last 10 or 15 years should last closer to 50. But a number of other things, such as environmental conditions, frequency of severe weather, quality of materials, installation process, and more can impact how long your roof will need to be replaced.

You can also determine when it’s time to replace your roof by inspecting it for signs that it’s breaking down. Some classic indications that a roof is nearing the end of its life include:

  • Missing or cracked shingles
  • Blistering or peeling paint
  • Shingle or siding decay
  • Stains on interior walls or ceilings (indications of leaks)
  • High energy bills (signs the membranes are breaking down and letting too much air out)
  • Curled shingle edges

If you’re unsure if your roof needs to be replaced, you can always get a roof inspection. During this process, a professional roofer will come to your property and inspect the roof inside and out, identifying any issues and providing you with a recommendation as to whether or not it needs to be replaced.

In addition to free estimates, we also offer roof inspections as one of our services. Give us a call to schedule an appointment today.

The Roof Replacement Process: Layering or Full Replacement

When you do decide it’s time to replace your roof, you will have to make a decision as to how you want to proceed with the project. In general, you have two choices: roof layering or full roof replacement.

Roof Layering

With roof layering, all you are doing is placing another layer of shingles on top of the existing one. This should seal off any leaks and provide improved energy efficiency along with better protection against the elements.

Replacing your roof in this way saves time and money, mostly since you don’t have to remove the old roof.

However, it’s not always the best way. If there are underlying issues with the structure, layering a roof on top of the old one will not fix them. Also, if your existing roof is uneven for any reason, the new roof will be too.

Full Roof Replacement

The alternative to roof layering is a full roof replacement. In this process, your old roof will be completely stripped away and a new one will be installed on top. It’s a more involved job, but it also gives roofers the chance to inspect the frame, the insulation membranes, ice shields, vents, and more, making any necessary repairs that will ultimately extend the life of your roof.

Yes, this is a slightly more involved job. But most of the time it’s more worth it and will result in a better looking roof that will last a lot longer.

Materials for Your Roof Replacement

Another big decision you need to make with your roof replacement job is the type of material you want to use. Asphalt shingles are the most common choice for residential homes in the United States because of their durability and also because they are relatively inexpensive. But there are other choices, such as:

  • Slate
  • Metal
  • Rubber, such as EPDM or TPO (most common on flat, commercial roofs)

When you hire Craig Gouker Roofing, we will help you divide which material is best for you and your budget.
